Current Opportunities

Project Manager

Responsible for all aspects of the neighborhoods under their management. Supervises land planning, product design, use of consultants and preparation of budgets. Manages multiple phases of development.


Duties Will Include:

  • Effectively manages and coordinates project consultants with whom the division has partnered.

  • Follows up and resolves all miscellaneous assigned neighborhood issues with the division.

  • Coordinates and negotiates necessary entitlements and city release issues related to land development permits and certificates of occupancies.

  • Manages Project schedules using MS Project to meet business plan goals.

  • Reviews all planning documents to keep project design in conformance with city and community guidelines.

  • Reports status of neighborhood to management including sales, closings and construction status weekly.

  • Coordinates BRE public reporting, CC&R and HOA budget preparation as well as Homeowner Association issues.

  • Coordinates the bond exoneration process in conjunction with those responsible for offsites.

  • Oversees community design, site planning, phasing, model location.

  • Negotiates design and cost related issues with city government.

  • Negotiates and manages consultant contracts.

  • Administers dry utility agreements and coordinates with utility agencies.

  • Prepares and manages construction sequence sheets and specifications.

  • Fields calls and requests from cities, homeowner associations & vendors, and directs staff on responses.

  • Attends relevant public hearings and Homeowner’s Association meetings.

  • Provides ongoing support to construction superintendents on architectural plan and permitting issues.

  • Provides assistance in land due diligence.

  • Prepares and manages land development soft costs and indirect budgets for all assigned projects.

  • Assembles and reports on full project budgets on quarterly basis.


    Candidates Will Need to Meet the Following Qualifications:

  • Bachelor’s degree in engineering, planning, business administration, construction management or a related field.

  • Strong background in project development.

  • 4-5 years related experience within a residential homebuilding environment.

  • Strong leadership and management skills.

  • Strong project management, scheduling and budgeting skills.

  • Familiarity with reading and understanding civil engineering plans- grading, improvements, dry utilities and architecture.

  • Familiarity with legal and title issues, as well as HOA and architectural issues associated with new home communities.

  • Strong working knowledge of entitlements, engineering, planning and zoning issues.

  • Ability to direct numerous professional consultants efficiently and effectively.

  • Highly organized with the ability to actively manage multiple projects efficiently and effectively

  • Strong results oriented team player with the ability to coordinate with multiple internal departments located both onsite and at our Newport Beach office.

  • Proficient in Microsoft applications including Outlook, Word, Excel, OneNote, PowerPoint and Project.
